Vendors Comments Kerrabee Park is a unique rural property and rarely offered for sale – nestled on the boundary of the Wollomi National Park, of a similar nature to that found in the nearby famous Widden Valley in the Upper Hunter Valley.   The property is serviced by the sealed Bylong Valley Way and is in easy distance from Mudgee and Denman.  It is approximately a 3 hour drive from Sydney through the Blue Mountains or via the Hunter Expressway.     This 3200 acre property has been fattening cattle since the 1860’s and has been tightly held by only a handful of owners over that period.  The current owners have farmed the property for the past 50 years with an assured income from sale topping cattle and grain growing.  This unique opportunity of securing such a first class property is due unfortunately to the passing of the previous owners and an Estate distribution.   The country consist of rich alluvial valley flats, which run both East – West and North - South timbered with Yellow Box and Apple Tree. These species of tree only grow on the best heavy carrying and fattening areas in the state. The property is sheltered by spectacular Wollemi Park escarpments and ranges.   The local habitat contains an array of native species such as Bronze Wing Pidgeon, King Parrot Mountain Lorikeet and Goanna which adds to the natural beauty of the property.    The encompassing ranges present a wonderful vista to compliment the high producing country contained within and prevent the ingress of species such as Wild Pig.   The property has no physical joining neighbouring properties, however there is an adjoining Crown lease area of 12 ha that is available to the purchaser - which is additional to properties area.    The property over the years has not only produced excellent beef production figures, but also in the past has been cropped for Wheat and Barley.   Carrying capacity with normal conditions is 300 breeding cows, 60 maiden heifers and 100 - 150 yearlings growing out.   The property is located within easy distance of 3 selling centres at Scone, Singleton and Mudgee.   The property is well fenced with a stock route erected from the front to the rear of the property (7Km) for ease of mustering from 20 paddocks.  A well maintained steel and timber stockyard with a capacity of 300 has been recently upgraded.   Water is a big advantage with the property, with a submersible equipped well - servicing a fully reticulated stock water system, incorporating gravity feed tanks, troughs and 5 earth dams.  The dams are linked to the pump system for both filling and siphoning back into the system. The water quality is excellent being filtered through a massive sandstone escapement.   There has been continuous Supering of the property with approximately 20-30 t of topdressing and planting fertiliser applied each year.  At present there is approximately 150 acres of newly sown Oats as well as natural and improved pasture throughout the property.   Spraying for weeds has occurred each year.    Other improvement include a recently renovated Hayshed with a 100 T capacity, a 5 bay machinery shed fully wired with an attached workshop and a 300T grain Silo.   Living accommodation is first class – with both new homestead and employee accommodation being recently erected. Both 3 bedroom with extensive veranda’s and established gardens that complement the superior aspect of this once in a lifetime property.   This would be the perfect investment for both the first time experience into a grazing property or the seasoned rural owner who wishes to expand, as the property is very easy to run and operate with the systems in place.   Kerrabee Park is a one of a kind property and will win both your heart and mind as rural properties of this description are not readily available.
